Nobody explains this before your first apartment. Here it is with no theatre — the same walkthrough a thousand agents were taught to give.
Most NYC landlords want annual income around 40× the monthly rent. A $3,000 apartment usually means $120,000 a year — on paper, verifiable.
Two recent pay stubs, last year's return or W-2, employment letter, photo ID, bank statements, credit score. One folder, before you look.
Short on income or new to the country? A guarantor usually needs about 80× the rent — or an institutional guarantor can stand in for a fee.
